I own a two family house, and I’m looking to finish my basement and re-do a whole kitchen on another floor in a house well over 70 years old. can anyone give me an idea as to how much three average size rooms may cost to re-do flooring, ceilings and to isulate walls etc. what types of questions should i ask the contractor to ensure they are capable of fullfilling my requests? I’m trying to avoid bad work at a costly consequence in the future. Please no contractors with bids I am just looking for guidence. Thank you in advance.


Consult at least 3 general contractors for estimates, and a detailed list of what they will do for that price. Make sure you get references, and that they are fully insured. it is hard to give you a figure, not knowing your area, and what your job would entail
i am renovating and freshening my house after 19 years of ownership so i know what you mean. right now, i am replacing doors and windows (they all have a useful life and if they are no longer energy efficient, its time to go). i have put up three ceilings (two are beautiful pressed tin). and replaced about 90% of the flooring with laminate, tile, and a new floating floor called ‘resilient flooring’ (waterproof vinyl that installs in strips like laminate).
in the past, I have done very little other than paint cause i have had several really bad contractors ruin jobs and waste my valuable goods. now, i have decided to let Lowes and Home Depo do most of the big work for me cause even though they send sub contractors to you, it is all strictly by written estimate and above board. on top of that, if you dont like the job, Lowes and Home Depo will stand behind the work – no need to chase the contractors, Lowes and Home Depo will make the corrections necessary. i have had contractors do a s.hitty job and then take off and refuse to make corrections. NEVER AGAIN. i suggest you check in on these two places and see what it costs to get it done right the first time. you choose all the bits and parts at the store after the contractor makes an estimate of how much of whatever you need ($35 or free for an estimate – put toward the cost of the job if you go with it). then they come back and install what you picked out. piece of cake.
