What would be the cost of renovating a small apartment?

I live in a three unit apartment building, owned by my best friend (lucky me, I don’t pay rent). I live on the third floor, there is a tenant on the second floor, and the first floor apartment is empty, and, at this time, uninhabitable. The building is a 104 year old brick structure that at one time had a business on the first floor and the owners lived on the upper two floors, but at some point it was made into three apartments.
My friend wants to do renovations on the first floor unit but has no idea where to begin, or how much money it would cost. His eventual goal is to have it fixed up enough to sell and make a good profit. He purchased the building for $20,000 in 1985.
The entire first floor apartment (5 small rooms) needs new drywalls. The bathroom needs a new floor and ceiling. The kitchen needs a new ceiling. The dining room could use a new floor. The bedroom needs one entire wall replaced. A hallway needs to be created that runs from the living room, past the bedroom, into the dining area. The living room, bedroom, and dining room need new carpeting.
I’m asking for cost estimates (the less expensive the better), and what is the best way to go about this? Being as this is my best friend (and he lets me live here rent free), I’m willing to pitch in and help with the renovations in any way that I can.
